How Outer Avenues San Francisco Real Estate Evolved

Once the city's foggy frontier, "the Outer Avenues" are now San Francisco's most laid-back coastal neighborhoods, here's the history, the lifestyle, and the real estate.

Ask a San Franciscan where they live and you'll often hear one word: "the Outer Avenues." It's the local shorthand for the numbered streets running west from Arguello all the way to Ocean Beach — the Richmond and the Sunset, with the coastal western end known as the Outer Avenues. Once San Francisco's foggy frontier, the Outer Avenues have evolved into one of the city's most desirable coastal communities, blending ocean views, larger lots, and laid-back charm with real city convenience.

A Brief History: From Sand Dunes to City Streets

Before the Outer Avenues became the neighborhoods we know today, this was a stretch of windswept sand dunes called the "Outside Lands." Early developers saw potential in the coastal land, and by the early 1900s homes began replacing the dunes.

Key milestones in the evolution of the San Francisco Avenues:

  • Early 20th century: Streetcar lines and the first waves of single-family and mid-century homes connected the area to downtown.
  • 1950s–1980s: Quiet streets and cool fog made the western Avenues a lesser-known, more affordable alternative to central SF neighborhoods.
  • 2000s–present: A new wave of cafés, restaurants, and local businesses turned the Outer Sunset, Outer Richmond, and Parkside into destinations of their own.

The Ocean Beach revival, a focus on sustainability, and a renewed appreciation for coastal living have all fueled the resurgence.

It's wild to think about, but there used to be restaurants and bars at the foot of Sutro Heights Park — and an amusement park, Playland, where the Outer Richmond Safeway sits today. I lived in a 1920s house at 48th Avenue and Balboa Street for years, right where Playland's front gates would have been. Crazy to think about.

Why More Buyers Are Moving to the Outer Avenues

01

More Space, Less Congestion

Unlike the denser neighborhoods of central San Francisco, the Avenues offer more space — larger lots, more single-family homes, and a quieter pace, all while staying connected to the rest of the city. For many buyers, that trade-off is the whole appeal.

02

Ocean Beach & the Outdoors at Your Door

Three miles of beach, the Great Highway promenade, Golden Gate Park, Lands End, and Stern Grove are all walkable or a short drive away. For buyers who want surf, sand, and trails without leaving the city, nothing east of 19th Avenue compares.

03

A West-Side Market on the Rise

As central SF prices hold, demand has pushed hard to the west side — buyers priced out of Noe Valley, Cole Valley, and the Inner Richmond are reaching deeper into the Avenues for more space per dollar. For owners, that means well-priced homes here move; see what yours could sell for in my Outer Avenues seller's guide.

A Few Local Favorites

The Avenues have become a destination for artisan coffee, boutique shops, and farm-to-table dining. A few spots locals swear by:

  • Andytown Coffee Roasters — famous for its Snowy Plover.
  • Hook Fish Co. — a go-to for sustainable seafood.
  • Outerlands — cozy, locally sourced meals worth the wait.

These spots have built a tighter-knit community and now draw people from across the city to experience the Avenues lifestyle.

Each sub-neighborhood has its own character — explore the Outer Richmond, Outer Sunset, and Parkside.

Frequently Asked Questions About the Avenues

Where are the Outer Avenues in San Francisco?

"The Avenues" is local shorthand for the numbered streets running west from Arguello Boulevard to Ocean Beach — covering the Richmond District to the north and the Sunset District to the south. The coastal western end, closest to the beach, is known as the Outer Avenues.

What's the difference between the Avenues and the Outer Avenues?

The Avenues spans the full numbered-street grid of the Richmond and Sunset. The Outer Avenues refers specifically to the western, ocean-facing blocks — the Outer Richmond, Outer Sunset, and Outer Parkside — roughly west of 19th Avenue toward the Great Highway.

Are the Outer Avenues a good place to live?

For many buyers, yes: the Avenues offer larger lots, more single-family homes, and direct access to Ocean Beach, Golden Gate Park, and Lands End, with a quieter pace than central San Francisco. The trade-offs are cooler, foggier summers and a longer commute downtown, though the N Judah, L Taraval, and 38 Geary lines connect the area well.
