Understanding the Challenge

Selling a fixer-upper comes with its own set of challenges. Many of these homes have been neglected for years, making it unclear where to start in the quest for the highest return. Some even carry legal issues: a Notice of Abatement, a "Red Tag" from the city deeming the home unsafe for habitation, or conditions that keep it from qualifying for a standard loan.

Take my listing at 530 Day Street in Noe Valley. Between active abatements and upset neighbors, it looked unsalable at first glance. But clearing those issues is exactly what makes a sale possible: abatements have to be resolved for title to transfer and escrow to close once a buyer is in contract. Tackling the hard part early is what turns a "problem property" into a closed deal.

Strategies for Selling a Fixer-Upper

1. Know Your Buyers

Fixer-upper buyers fall into three camps, and pricing and marketing change depending on which one you're targeting:

  • Owner-occupants: buyers who want a home that needs minor, cosmetic improvements they can live through.
  • Developers who intend to occupy: professionals taking on a heavier project as their own personal residence.
  • Investor-developers: buyers chasing a business return, what we call "flipping."

2. Evaluate the Property

3. Market the Potential

The best fixer-upper marketing sells the upside to every buyer type at once. At 310 Duncan Street, a comprehensive cleanup, refinishing, and painting led to 21 offers and a sale for $1,675,000.

4. Navigate the Legalities

Be ready for legal complexity, especially on properties with unclear records. I sold two churches on Dolores Street: 601 Dolores Street faced a retrofitting lawsuit brought by the City of San Francisco, and 651 Dolores Street had to work through redevelopment issues. Both closed, because the legal path was mapped before we hit the market.
